Rental Terms and Conditions

RESERVATION AND PAYMENT
After your reservation you will receive a contract. You are requested to sign the contract and send it back. After approval you receive the payment data to make a first payment. This first payment is 35% of the total rent. Only after receipt of this payment your reservation becomes final and will be confirmed by e- mail.
The outstanding amount of 65% of the total rent should be paid not later than 8 weeks before the arrival date reserved by you. At the same time (as the payment of 65% of the total rent is made) a security deposit of £500 must be paid. Before your departure the house keeper walks with you through the house and after her confirmation that there is no damage, the security deposit  will be credited to your account immediately.

CANCELLATION
In case of cancellation up to 8 weeks prior to the agreed arrival date the cancellation fee amounts to 35% of the total rent. The cancellation fee becomes 100% of the total rent in case of cancellation within 8 weeks prior to the arrival date. Cancellation ought to be confirmed in writing. If for the cancelled period the renter can find another tenant he will give up the right on the cancellation fee, but will charge £75 as cost reimbursement  

OTHER RENTAL CONDITIONS
The terms and conditions contain the following amongst other things:- The house shall only be used by the people mentioned in the contract.- Because of practical and hygienic reasons pets are not welcome.- This is a no smoking property- The gardener and the person who maintains the swimming pool and garden should be allowed to do the work.-You will receive the telephone number of the housekeeper and the route description by e-mail.- We maintain our house to a high standard and perform maintenance whenever necessary. However if something does not work, we cannot be held responsible, but we ask you to inform the housekeeper of any problems you encounter immediately, and we will take action.
